Today we're going to discuss what to expect when selling your home in a changing market. We're having conversations with sellers every day regarding what they can expect when selling in the coming months. 


Many homeowners have watched their neighbors’ home sell literally hours after putting it on the market with multiple offers and amazing terms, but that was all in the first half of 2022. The simple fact is this is not the same market that it was six months ago.


When interest rates increased in May and June, many homebuyers were priced out of the market, which affected home sales in July and August. It's important to understand that interest rates are still historically low, and home price increases have slowed and leveled off. A simple fact is that home sales always slow in the late summer months due to people being busy with last-minute vacations and kids heading back to school. We're actually starting to see an increase of buyers looking for homes again, and there's still a shortage of home inventory.


Price at or just below market value to attract more buyers.


Sellers today just need to be a little more patient. Homes are still selling, just not as quickly as they were in the beginning of 2022. It now may take three or four weeks to receive an offer, and most buyers are not skipping home inspections anymore. Now more than ever, who you work with matters. It's imperative to work with an experienced real estate agent and to price the home strategically to get as many buyers to see the property as possible.


Home sellers today should also be mindful of the price of their homes. We recommend you either price slightly below or just at market value to get the best results. We also know that homes in great condition that are staged well will attract the most buyers and receive a quicker and higher offer.
