Here’s why it’s in your best interest to work with one Realtor.

It’s critically important to work with one Realtor when you’re buying a home. We actually had a buyer call us the other day asking to set up an appointment to see one of our listings. We learned that they had been seeing multiple houses this way by calling the listing agent themselves. We took the time to explain to them why it was in their best interest to hire one Realtor instead to help them find homes, and we wanted to share the same advice with you all.

One reason is that working with one Realtor will let you access the MLS directly. This is a database that only licensed Realtors can use and it lets you search for homes that fit your criteria exactly. It’s far better than Zillow or similar sites.

The MLS will send listings to you the moment they become available while Zillow and other sites usually have a 24- to 72-hour delay. Zillow also frequently has incorrect or outdated listings. This is because all of these sites ultimately pull from the MLS so they will never be as up to date.

You should be careful about searching the term “MLS” online. This usually leads to a site that uses the term, but it is not the real MLS. It’s simply a brokerage using the name to trick buyers into thinking they’re on the MLS when in reality, they have the same data as Zillow or Realtor.com.

When a buyer looks to real estate websites such as Zillow or Realtor.com as their primary source

of information, they may be missing an opportunity to view or submit an offer for a property due to

missing the boat. When you work exclusively with one Realtor and are receiving properties in real time,

you are among the first to see these properties. You will know about brand new listings as soon as they

hit the market. You will also be the first to know about homes that will be available soon that haven’t hit

the market.

buy, sell, build or invest in real estate. There are benefits that just make sense and will keep you from

missing the home of your dreams. You deserve to work with someone who understands the current
